Privacy Policy
What LAT Property Investments does with the information you give us, why we need it, how long we keep it, and what you can ask us to do with it.
It is written to be read, not to cover us. If anything here is unclear, ask and we will explain it.
Who we are
LAT Property Investments is the trading name of L.A.T Property Investments Ltd, a company registered in England and Wales, company number 17002123, registered office 1 Lower Railway Road, Ilkley, LS29 8FL. The company is run by Liam Taylor.
We are the data controller for the information collected through www.latpropertyinvestments.co.uk and through our property sourcing work. What we collect
- When you send an enquiry: your name, email address and phone number, the services you are interested in, and anything you tell us in your message.
- When you instruct us to source property: the details of your brief, such as your budget, whether you will use a mortgage or cash, the areas and type of property you want, and your timescale.
- If you go ahead with a purchase: the information anti-money laundering rules may require us to check, such as proof of your identity and of where the money for the purchase is coming from.
- When you join our mailing list: your name and email address, and the record that you asked to receive property opportunities.
- If you own a property we may source: your name, contact details, the property's address and details, and what you tell us about selling or letting it.
- When you browse the site: standard technical information such as the pages you visit and roughly where in the country you are. If you accept analytics cookies, this is used to understand how the site is used. It does not identify you by name.
We do not buy personal information from anyone, and we do not collect anything about you from social media.
Why we use it, and our lawful basis
- To reply to your enquiry and arrange a first call, because you asked us to. Lawful basis: steps taken at your request before entering a contract.
- To search for and assess property against your brief, because you have instructed us. Lawful basis: performance of a contract.
- To check your identity and source of funds, because anti-money laundering rules require it for property transactions. Lawful basis: legal obligation.
- To send you new property opportunities by email, because you ticked the box asking us to. Lawful basis: consent.
- To keep records of our work, fees and correspondence, for tax, accounting and any dispute. Lawful basis: legal obligation, and our legitimate interest in keeping proper records.
- To count visits and see which pages are useful, so we can keep the site working and improve it. Lawful basis: consent, given through the cookie banner.
- To protect our forms from spam, so the site cannot be abused by automated tools. Lawful basis: our legitimate interest in keeping the site secure.
We will not add you to our mailing list because you made an enquiry. You join it only if you tick the box on our form or ask us to add you.
Our mailing list
If you ask to receive property opportunities, we email you deals and information that may suit you. Every email includes a way to unsubscribe, or you can tell us through the contact form or by phone.
When you unsubscribe we stop emailing you straight away. We keep your email address on a short do-not-contact list so that we do not add you again by mistake.
Who else sees it
We do not sell your information to anyone.
When we negotiate on a property for you, we share your name, your offer and your buying position with the seller or their agent. If you ask us to introduce you to a mortgage broker, solicitor, surveyor, accountant, letting agent or contractor, we pass them the details they need to contact you. We only do this with your agreement, and from that point they handle your information under their own privacy policies.
If you own a property we may source, we share its details, and your contact details, with an investor only when you have agreed to us doing so.
Beyond that, your information is seen by the suppliers who run things on our behalf: our website and form provider, our email and mailing list providers, Google for website analytics and spam protection, and our accountant. They act on our instructions. We will also disclose information if the law requires it, for example to HMRC, the National Crime Agency or a court.
How long we keep it
- Enquiries that go no further: 24 months from your last contact with us, then deleted.
- Clients: six years after our work for you ends, the period needed for tax records and any dispute.
- Identity and source-of-funds checks: five years after our business relationship ends, as anti-money laundering rules require.
- Mailing list: until you unsubscribe, apart from the do-not-contact record described above.
Cookies and the website
Our site uses a small number of cookies. Some are needed for the site and its forms to work, including Google's reCAPTCHA, which helps stop spam on our enquiry form. With your consent, we also use Google Analytics to count visits and see which pages are useful. You can accept or decline analytics cookies in the cookie banner, and you can block or delete cookies in your browser settings at any time; the site will still work.
Our website platform and Google may process information outside the UK. Where that happens, it is protected by the safeguards UK data protection law requires.
Your rights
- See what we hold about you. We will respond within one month, free of charge.
- Correct anything that is wrong.
- Delete what we hold, where we have no legal reason to keep it.
- Stop us using it for a particular purpose, or restrict what we do with it.
- Have it sent to you, or to someone else, in a portable format.
- Stop marketing emails, at any time and without giving a reason.

There is no charge and you do not need to give a reason. If you gave us consent for something, you can withdraw it at any time.
If you are unhappy with how we have handled your information
Tell us first, and we will deal with it. To complain, use the form on our contact page and start your message with the words Data request, call us on 0800 912 4166, or write to us at our registered office, and say that it is a data complaint.
We will acknowledge your complaint within 30 days and keep you informed as we look into it, without undue delay.
If you are still unhappy, you can complain to the Information Commissioner's Office, the UK regulator for data protection, at ico.org.uk/make-a-complaint or by calling 0303 123 1113. Complaining to us first does not affect your right to go to the ICO.
Changes to this policy
If we change how we handle your information, we will update this page. If a change affects you directly, for example a new use of your information, we will tell you before it takes effect.
